  • The Holmes Creek Estate is a senior's gated private subdivision in British Columbia, Canada, registered as the bare land strata corporation named "The Owners, Strata VIS1969." It's made up of 33 modest single-family ranch-style homes built in two phases starting in 1991.
  • In BC, a strata corporation is defined as a legal entity, created by the deposit of a strata plan in the BC Land Titles office, composed of all the owners of the strata lots. Strata corporations are created under the Strata Property Act and not the Business Corporations Act; this means that there is no incorporation certificate for a strata corporation, and the Registrar of Companies does not regulate strata corporations.
  • Some 'common property' (such as the roadways) and 'common assets' (such as the gates at the entry) are owned by the strata corporation. The strata lots (and the houses on them) are privately owned in "fee simple."
